PUBLIC HEARING BOARD OF ADJUSTMENT OF THE CITY OF WILDWOOD, MISSOURI Thursday, July 18, 2024Meeting Agenda - Amended This meeting will be held in-person, along with being offered via Zoom Webinar Platform, and broadcast on the City's YouTube Channel at: Zoom Information and Link: Webinar ID: 821 8971 0542 Passcode: 992498The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, July 18, 2024, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom). Written comments are encouraged and can be submitted via the City's website until Wednesday, July 17, 2024, at 5:00 p.m. (CST). All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review. The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties that are identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it. To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: B.A. 12-24 Billy Johns, 5338 Mirasol Manor Way, Eureka, Missouri 63025, C/O Doug Nance, Lombardo Companies, 4 Research Park Drive, Suite 130, St. Charles, Missouri 63304 - requests an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a new single-family dwelling, upon the property situated at 3320 Whitsetts Fork Road (Locator Number 26V510179, Carters Corner Subdivision -Lot 2A), thereby authorizing the placement of it within the defined 100-year floodplain boundary and, therefore, a minimum setback distance of zero (0) feet in lieu of the fifty (50) feet required from it. The design does indicate a low sill elevation will be two (2) feet above the Base Floodplain Elevation of Carr Creek. This request is contrary to the requirements of Chapter 415.070 'FP' Floodplain District Regulations and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. This case was continued by the Board of Adjustment at both the May 16, 2024 and June 20, 2024 meetings. Additional testimony will be taken at the July 18, 2024 meeting. (Ward Six) B.A. 16-24 Diana Mekler and Adam Shomstein, 1365 Nykiel Court, Ballwin, Missouri 63011 A request for an exception to the requirements relating to 'Final Zoning Certification' for the purpose of allowing the temporary use of a portion of this commercial building (Lucky Dog Central) to occur upon the property situated at 16917 Manchester Road (Locator Number 24V540163), which would thereby allow the operation of a commercial kitchen under a specific and defined timeline, while other reviews are completed by the City. This request is contrary to the requirements of Chapter 415.190 'C-8 Planned Commercial District' Regulations and Chapter 415.540 'Administration, Enforcement, and Permits,' Regulations, Section C (5.), of the City of Wildwood Zoning Ordinance.
