City of Wentzville July 2, 2024 Planning and Zoning Commission Meeting Notice of Public Hearing(s)Notice is hereby given that the Planning and Zoning Commission of the City of Wentzville, Missouri, will conduct its July 2, 2024 meeting in person inside the Board Chambers at City Hall. It is anticipated that the Planning Commission and City staff will attend this meeting in person, but they may attend by phone or video conference under a policy established by the Commission. The public is invited to provide comments on any Public Hearing topic on the agenda in the methods listed below. Public comments are recommended to be submitted at least 24 hours prior to a meeting date. Any comments received after the deadline will either be added to the Board of Aldermen packet or emailed to the Planning and Zoning Commission or Board of Aldermen depending upon when the comments are received. · Attend the meeting in person in the Board Chambers at City Hall; · If you received a letter from the City about an application and would like to offer written comments, please utilize the form provided and mail it to: Jeff Hackman, Planning Division, 1001 Schroeder Creek Blvd., Wentzville, MO 63385 at least 24 hours prior to the meeting date; · Drop off the above-referenced form or your comment letter to City Hall's Community Development Staff or place your form in the City's Utility Payment DropBox in the circular drive in front of City Hall at 1001 Schroeder Creek Blvd. (include the application number or ID # on the letter), at least 24 hours prior to the meeting date, to the attention of Planning Division; · Complete the online comment form at: www.wentzvillemo.gov/publiccomments. Public Hearing(s): (ID # 13167) 24-52-PZ - Matthew Bennett, applicant on behalf of property owners, Lisa Thorpe and Brian Sutton, are requesting Rezoning of 3.00 acres, more or less, from "A" Agricultural to R-1A Single Family Residential Zoning Districts for 2254 Ebert Ln. The site is located on the east side of 2254 Ebert Ln.; approximately 2,000 feet north of Hwy N. (ID # 13169) 24-53-PZ - Push Properties, LLC, applicant on behalf of property owners, ZID, LLC, are requesting Conditional Use Permit approval for a restaurant with drive-thru facility for Ziggi's Coffee. The site is located on the south side of Interstate Drive; approximately 200 feet west of Quartz Canyon Drive as part of Lot 2 of The Outpost At The Bluffs. (ID # 13172) 24-55-PZ - St. Charles Community College, applicant and property owners, are requesting Amended Final Development Plan approval for St. Charles Community College Regional Workforce Innovation Center for an Electronic Message Center Signage. The site is located on the north side of Interstate Drive; approximately 640 feet east of Schaper Road with an address of 2400 Interstate Dr. (ID # 13163) 24-49-PZ - City of Wentzville, applicant, is requesting Text Amendment - Amending Title IV Land Use, Chapter 405 Zoning Regulations; Article II District Regulations and Article III Supplementary District Regulations to create Section 405.415 pertaining to Landscaping and Buffering, and Matters Relating Thereto, as Per Application 24-49-PZ. The public hearing dates are Tues., July 2, 2024, at 6:00 p.m. before the Planning and Zoning Commission and again on Wed., July 10, 2024, at 6:00 p.m. before the Board of Aldermen inside the Board Chambers at City Hall. The City of Wentzville invites all interested parties the opportunity to give written and/or oral comments on public matters. The application(s) and documentation concerning the above request(s) are available for review during regular business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday.
