In Re: Dale Labrot Jr. a single person TRUSTEE'S SALE - Dale Labrot Jr. a single person, by his Deed of Trust dated October 15, 2021, and recorded in the Recorder's Office of Jefferson County, Missouri, as Document #2021R-046535, conveyed to Mark Weaver, Trustee, the following described real estate situated in the County of Jefferson, State of Missouri, to-wit: A tract of land being a part of a larger tract of land described in a deed to Dale A Labrot and Deborah K. Labrot executed on the 27th day of December, 1984 and recorded in deed book 768 page 734 of the Jefferson county records and being situated in the northeast 1/4 of the southwest 1/4 of section 14, township 39 north; range 5 east, Jefferson county, Missouri and being more particularly described as follows: Commencing at the southwest comer of property described to Dale A. Labrot and Deborah K. Labrot recorded in deed book 768 page 734 of the Jefferson county records; said point also being the southwest comer of the northeast 1/4 of the southwest 1/4 of section 19, township 39 north, range 5 east of the Jefferson county, Missouri; thence, with the west line of said tract and 1/4-1/4 line, north 00°35 ' east, 768.11 feet to a point in the centerline of Selma Road and being the point of beginning of the herein described tract of land; thence, departing the said 1/4-1/4 line with the centerline of said Selma Road, the following: north 10°57 ' east, 146.74 feet, north 25° 35' east 149.13 feet, north 40° 20' east 139.44 feet, north 56°49' east 114.32 feet, north 69°25' east 117.74 feet and north 76°58' east 140.46 feet to a point on the east line of the aforesaid Labrot tract; thence, departing the said centerline with the east line of Labrot, south 21°18' east 771.64 feet (772.65 record) to an angle point; thence south 06°00' west 226.53 feet to a point being distant 344.27 feet from the southeast corner of said Labrot tract; thence, departing the east line with a line crossing the said Labrot tract and parallel to the south line thereof, south 89°51' west 383.38 feet to an angle point; thence, at a right angle to the aforesaid, north 00°09' west 353.00 feet to a point; thence north 79°46'29 " west 404.00 feet to the point of beginning and containing 10.0 acres, more or less. The real property or its address is commonly known as TBD SELMA ROAD, DE SOTO, MO 63020. The real property tax identification number is 23-6.0-14.0-0-000-015. which conveyance was made to said Mark Weaver, Trustee, in Trust, to secure the payment of one certain note in said deed of trust described, and default was made and still continues in the payment of said note; NOW THEREFORE, at the request of the legal holder of said note, I, Mark Weaver, Trustee, appointed in and by said Deed of Trust, will sell the property above described at public vendue, to the highest bidder for cash, at the North front door of the Jefferson County Courthouse at 300 Main Street, Hillsboro, Jefferson County, Missouri, on Thursday, March 21, 2024, at 1:00 p.m. for the purpose of satisfying said indebtedness and the cost of executing this trust.
