NOTICE OF PUBLIC HEARING
In accordance with Chapter 400 (Zoning Code) of the Code of Ordinances of the City of St. Charles, Missouri, notice is hereby given that the Board of Adjustment will conduct a public hearing on Monday, October 10, 2022, at 6:00 p.m. on the fourth floor of City Hall in the City Council Chambers, 200 North Second Street in St. Charles, Missouri for the purpose of giving interested parties and citizens an opportunity to be heard on the following matters:
1. Case No. BOA-2022-17. Address: 1501 N 3rd Street (Christopher Kyle). Two requests: 1) A request to decrease the required front yard setback, specifically for an accessory structure on a corner lot, from twenty-five (25) feet to two (2) feet as regulated in Section 400.530(A)(2) of the City of St. Charles Code of Ordinances, and 2) A request to decrease the minimum required setback for an accessory structure from the main building from ten (10) feet to six (6) feet as regulated in Section 400.530(A)(4) of the City of St. Charles Code of Ordinances. The property is zoned R-1E/EHP Single- Family Residential District and within the Extended Historic Preservation District (Ward 1).
2. Case No. BOA-2022-18. Address: 10 Hawks Nest Plaza (Classic Sign Services). A request to increase the maximum freestanding sign area from one hundred fifty (150) square feet to one hundred ninety (190) square feet, specifically to provide an EMC sign for one tenant on an existing pole sign for a commercial strip center, as regulated in Section 400.1560(B)(4) of the City of St. Charles Code of Ordinances. The property is zoned C-2 General Business District (Ward 6).
