Commencing at the Northwest corner of said Lot 7, Ruskin Acres, for the Point of Beginning of the land to be described; thence South 87 degrees, 02 minutes, 43 seconds East along the North line of said Lot 7, said line also being the South line of Parklane Subdivision; a distance of 125.22 feet to the Southeast corner of Lot 25, Parklane Subdivision; thence South 38 degrees 00 minutes 00 seconds West a distance of 118.63 feet to a point in the easterly right of way of Kansas City Southern Railroad; thence North 27 degrees 30 minutes 00 seconds West, along said railroad right of way, a distance of 112.67 feet to the Point of Beginning; containing 6,081.00 square feet, more or less, of land, subject to any covenants or restrictions thereon,
