TRUSTEE'S SALE: For default in the payment of debt and performance of obligations secured by the Deed of Trust with Future Advances and Future Obligations Governed by Section 443.055 RSMO, dated May 1, 2020, and recorded with the Jackson County, Missouri Recorder of Deeds on May 4, 2020 as Instr. No. 2020E0035966 (the “Deed of Trust”), the undersigned Successor Trustee will, at the request of the holder of the debt, on Tuesday, June 15, 2021, at 11:00 a.m., at the north front door of the Jackson County Courthouse, 415 E 12th St., Kansas City, Missouri 64106, sell at public venue to the highest bidder for cash the following real estate described in said Deed of Trust and situated in the County of Jackson, State of Missouri to-wit:

ALL OF THAT PART OF THE NORTHWEST QUARTER OF SECTION 19, TOWNSHIP 49, RANGE 33, IN KANSAS CITY, JACKSON COUNTY, MISSOURI, DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHWEST CORNER OF LOT 10, BLOCK 3, BONFILS HEIGHTS, A SUBDIVISION IN KANSAS CITY, JACKSON COUNTY, MISSOURI; EXTENDING WEST ALONG THE NORTH LINE OF 39TH STREET FIFTY FEET, EXTENDING NORTH PARALLEL TO THE WEST LINE OF SAID LOT 10, OF BONFILS HEIGHTS 122.25 FEET, EXTENDING EAST PARALLEL TO THE NORTH LINE OF 39TH STREET FIFTY FEET, THEN SOUTH ALONG THE WEST LINE OF BLOCK 3 OF BONFILS HEIGHTS 122.25 FEET TO THE POINT OF BEGINNING.
for the purpose of satisfying said indebtedness and the cost of executing this trust.
The sale of all of the foregoing property shall be “AS IS, WHERE IS” and shall be subject to all conditions of title, of records and in fact and neither the Successor Trustee, nor any other party makes any representation or warranty of any kind or nature regarding the condition of, the description of, or title to the property.
