SUCCESSOR TRUSTEE'S SALE - For default in the performance of obligations due under a Deed of Trust (the "Deed of Trust") dated July 20, 2016 and recorded with the Recorder of Deeds for the County of St. Louis, State of Missouri July 21, 2016 in Book 22110 at Page 647 and executed by Jeffrey Goldfarb and Mindy Goldfarb, husband and wife ("Grantor"), whereas the legal holder of the Note has exercised its option to declare all unpaid debt evidenced by said Note immediately due and payable, the undersigned successor trustee, at the request of the legal holder of said Note, will on July 31, 2019 between the hours of 9 o'clock a.m. and 5 o'clock p.m. (12:00 p.m.), at the First Floor, Plaza Level, North Door of the St. Louis County Government Center Courts Building, 7900 Carondelet Avenue in Clayton in the County of St. Louis, State of Missouri, sell at public vendue to the highest bidder for cash, the following real estate and personal property described in said Deed of Trust (collectively, the "Property") and situated in the County of St. Louis, State of Missouri, to-wit:
Lot 6 (except a triangular strip off the East end of said Lot 6 conveyed to Pasquier Building Co., by deed recorded in Book 1335 Page 387) in Book 18 of Davis Place, according to the plat thereof recorded in Plat Book 21, Page(s) 14 of the St. Louis County Recorder's Office.
TOGETHER WITH all the improvements now erected on the property, and all easements, appurtenances, and fixtures now a part of the property and all replacements and additions; for the purpose of satisfying said indebtedness and the cost executing this trust.
Federal law may give you thirty (30) days after you receive this letter to dispute the validity of the debt or any part of it. If you do not dispute it within that period, we will assume that it is valid. If you do dispute it, by notifying our office in writing to that effect, we will, as required by the law, obtain and mail to you proof of the debt. And if, within the same period, you request in writing that name and address of your original creditor, if the original creditor is different from the current creditor, we will furnish you with that information as well.
If you request proof of the debt or the name and address of the original creditor within the thirty (30) day period that begins with your receipt of this letter, the law requires us to suspend efforts (through litigation or otherwise) to collect the debt until we mail the requested information to you.
