TRUSTEE'S SALE - For default under promissory note secured by Deed of Trust executed by 7 Kings LLC, dated September 23, 2016, and recorded on September 26, 2016 in Book 22204, Page 1755, of the Recorder of Deeds Office of the County of St. Louis, State of Missouri, the undersigned Successor Trustee, at the request of the legal holder of said Note, will, on Friday, August 9, 2019, between the hours of 9 o'clock a.m. and 5 o'clock p.m. (9:00 am), at the First Floor, Plaza Level, East Door of the St. Louis County Government Center Courts Building, 105 S Central Avenue in Clayton in the County of St. Louis, Missouri, sell at public vendue to the highest bidder for cash, the following real estate known and numbered as 12100 Bellefontaine Rd., St. Louis, MO 63138, more particularly described in said deed of trust and situated in the County of St. Louis, State of Missouri, to-wit:
Parcel 1: Part of Lots 2 and 3 of Lard Estate Subdivision in U.S. Survey 209, Township 47 North Range 7 East and described as follows: Beginning at a point in the East line of Bellefontaine Road at the Northwest corner of property conveyed to Carl R. Rigel and wife by deed recorded in Book 2761 Page 193 of the St. Louis County Records; thence along the North line of said property conveyed to Riegel and it's prolongation Eastwardly South 72 Degrees 45 Minutes East 194.82 feet; thence South 13 Degrees 45 Minutes West 181.42 feet to the North line of Lakeside Lane as shown on the plat of Lake Village Plat No. 1 the plat of which is recorded in Plat Book 47 Page 74 of the St. Louis County Records; thence North 74 Degrees 15 Minutes West 199.65 feet to the East line of Bellefontaine Road; thence along said road North 17 Degrees 15 Minutes East 186.60 feet to the place of beginning, and as shown as Lot B not in Subdivision on the plat of Lake Village Plat No. 1.
Parcel 2: A Tract of land being the Western 1O feet of Lot 84 of Lake Village Plat Two in U.S. Survey 209, Township 47 North Range 7 East St. Louis County, Missouri and being more particularly described as: Beginning at the Southwest corner of Lot 84 of the aforesaid Lake Village Plat Two, a Subdivision recorded in Plat Book 51 Page 33 of the St. Louis County Records; thence along the West line of said Lot 84 North 15 Degrees 45 Minutes 00 Seconds East 181.42 feet to the Northwest corner of Lot 84; thence along the North line of said Lot 84 North 89 Degrees 56 Minutes 00 Seconds East 10.39 feet to a point; thence South 15 Degrees 45 Minutes 00 Seconds West 184.25 feet to a point in the South line of Lot 84; thence along said line North 74 Degrees 15 Minutes 00 Seconds West 10 feet to the point of beginning.
