In re: Renew Milwaukee LLC, an Arizona limited liability company (“Grantor”)TRUSTEE'S SALE - For default in the performance of obligations due under that certain Deed of Trust ("Deed of Trust") dated November 5, 2021 and recorded with the Recorder of Deeds for Jackson County, State of Missouri on November 12, 2021 as Instrument Number 2021E0124621 executed by Renew Milwaukee LLC, an Arizona limited liability company (the "Grantor") assigned by an Assignment of Security Instruments to Toorak Capital Partners LLC ("Lender") recorded January 10, 2024 as Instrument Number 2024E0002019 whereas the legal holder of the Note has exercised its option to declare all unpaid debt evidenced by said Note immediately due and payable, the undersigned successor trustee, at the request of the legal holder of said Note, will on July 10, 2024 between the hours of 9 o'clock a.m. and 5 o'clock p.m. (2:00 p.m.), at the North front door of the Jackson County Courthouse, 415 East 12th Street in the City of Kansas City, State of Missouri, sell at public vendue to the highest bidder for cash, the following real estate described in said deed of trust and situated in Jackson County, State of Missouri, to-wit: PART OF LOT 3, SUBDIVISION OF THE ESTATE OF WILLIAM PARISH, JR., A SUBDIVISION IN KANSAS CITY, JACKSON COUNTY, MISSOURI, DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE EAST LINE OF INDIANA AVENUE 190 FEET SOUTH OF THE SOUTH LINE OF 30TH STREET; THENCE EAST 127 FEET; THENCE SOUTH 47 FEET; THENCE WEST 127 FEET TO EAST LINE OF INDIANA AVENUE; THENCE NORTH ALONG EAST LINE OF INDIANA AVENUE 47 FEET TO THE POINT OF BEGINNING. Together with all the improvements erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. All replacements and additions. Without limitation, the property shall include the following items attached to the Property to the extent they are fixtures: building materials, appliances and goods of every nature whatsoever now located in, on, or used, or intended to be used in connection with the property, including, but not limited to, those for the purposes of supplying or distributing heating, cooling, electricity, gas, water, air and light, fire prevention and extinguishing apparatus, security and access control apparatus, plumbing, bath tubs, water heaters, water closets, sinks, ranges, stoves, refrigerators, dishwashers, disposals, washers, dryers, awnings, storm windows, storm doors, screens, blinds, shades, curtains and curtain rods, attached mirrors, cabinets, paneling and attached floor coverings, including replacements and additions thereto.
