PUBLIC NOTICENotice is hereby given that the Board of Adjustment of the City of Brentwood will hold a Public Hearing at the Brentwood City Hall, at 2348 S. Brentwood Boulevard, Brentwood MO, 63144 on Thursday, May 23, 2024 at 7:00 P.M. on the following appeal: The appeal of Robert and Barbara Echele, property owner of 9023 Pine Avenue, from Section 400.1870 (B) of the Brentwood Code of Ordinances requiring any corner lot shall have a side yard equal in width to the minimum front yard setback of any adjoining lot fronting on the side street and Section 400.2120(B) Accessory structures and uses shall maintain the same side yard as is required for the principal structure located on the zoning lot, except that unenclosed off-street parking, fences, walls and hedges may be located within the required side yard areas. The Applicants are requesting the variances to all for a new 324 square foot, detached wood patio 16 inches above grade, to be built within the setback along High School Drive, approximately 10.5 feet from the property line. The subject property is zoned B Single Family Residential, where the minimum front yard setback is twenty-five (25) feet along Pine Ave. and High School Drive. The property received a variance for a fence along High School Drive in 1989. And, The appeal of Nick and Kathleen Clark, property owners of 2419 Annalee Avenue, and Hibbs Homes LLC, general contractor, from Section 400.1320(D)(3)(b) of the Brentwood Code of Ordinances requiring a minimum side yard setback of eight (8) feet in the A Single-Family Residential District, where the new two-story home was built at five (5) feet on north side of the home. Copies of all plans and submittal documents are available for review in the Department of Planning and Development between the hours of 8 A.M. and 5 P.M. Monday through Friday or contact wkelly@brentwoodmo.org for additional information. Interested members of the public are encouraged to attend and comment on the matter under consideration.
