Written comments are encouraged and can be submitted via the City's website until Wednesday, May 15, 2024, at 5:00 p.m. (CST). All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review. A training session for Board Members will take place immediately following this meeting. The purpose of this hearing is to consider a request for a variance to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual property that is identified below. At this public hearing, the following request will be presented to the Board of Adjustment for consideration and action: B.A. 12-24 Billy Johns, 5338 Mirasol Manor Way, Eureka, Missouri 63025, C/O Doug Nance, Lombardo Companies, 4 Research Park Drive, Suite 130, St. Charles, Missouri 63304 - requests an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a new single-family dwelling, upon the property situated at 3320 Whitsetts Fork Road (Locator Number 26V510179, Carters Corner Subdivision - Lot 2A), thereby authorizing the placement of it within the defined 100-year floodplain boundary and, therefore, a minimum setback distance of zero (0) feet in lieu of the fifty (50) feet required from it. The design does indicate a low sill elevation will be two (2) feet above the Base Floodplain Elevation of Carr Creek.
