NOTICE OF TRUSTEE'S SALE BY SUCCESSOR TRUSTEE IN RE: Jessica Beth Stabile, a single personWHEREAS, Jessica Beth Stabile, by her Deed of Trust dated the 24th day of January, 2020, and recorded in the Recorder of Deed's Office of St. Charles County, Missouri, in Book DE7226, Page 2413 conveyed to Andrew Graham, Trustee, the following described property situated in the County of St. Charles, State of Missouri, to-wit: Parcel 1: A tract of land being part of the Northwest Quarter of Section 34, Township 46 North, Range 1 East, St. Charles County, Missouri, and being more particularly described as follows: Commencing at an old stone at the northeast corner of the northwest quarter of Section 34, thence North 88 degrees 39 minutes 49 seconds West, along with north line of Section 34, 1,074.27 feet to a set iron rod marking the true point of beginning of the tract herein described, thence south 00 degrees 26 minutes 05 seconds east, leaving said North line, 1,090.87 feet to a set iron rod on the north right of way of state highway "D", thence North 76 degrees 34 minutes 40 seconds west, along said right of way line, 82.93 feet to an old iron rod at the Southeast corner of a 4.00 acre tract conveyed to Stroder as recorded in Book 953 page 1353 of the St. Charles County Recorder's Office, thence North 00 degrees 26 minutes 05 seconds West, along the East line of said Stroder Tract, 1073.30 feet to an old iron rod on the north line of Section 34, thence South 88 degrees 39 minutes 49 seconds east, along said north line, 80.55 feet to the point of beginning, as surveyed by Landmark Surveying, Inc., during March, 1984. Parcel 2: A tract of land being part of the northwest quarter of Section 34, Township 46 North, Range 1 East, St. Charles County, Missouri, and being described as follows: Commencing at an old stone at the northeast corner of the northwest quarter of said Section 34, thence along the north line of the northwest quarter North 89 degrees 9 minutes 54 seconds West 1154.25 feet to the place of beginning of said tract of land, thence leaving said north line South 0 degrees 33 minutes 51 seconds East 1073.16 feet to an iron rod on tile North Right-Of-Way line of State Highway "D", thence along the North Right-of-Way line North 76 degrees 34 minutes 40 seconds West 166.37 feet to a point, thence along a curve to the left having a radius of 440.50 feet, an arc length of 3.90 feet to a point, thence leaving said North Right-Of-Way line of State Highway "D North 0 degrees 33 minutes 51 seconds West 1036.06 feet to a point on the North line of Section 34, thence along said North line South 89 degrees 9 minutes 54 seconds East 165.28 feet to the point of beginning. which conveyance was made to said Andrew Graham, Trustee, in Trust, to secure the payment of one (1) certain note in said Deed of Trust described; and WHEREAS, it is provided in and by the terms of said Deed of Trust, that the beneficiary, its successors or assigns is expressly granted the right to appoint a substitute trustee at any time without notice and without specifying any reason therefore, by filing for record in the office where the Deed of Trust is recorded an instrument of appointment; AND, WHEREAS, the holder of the Deed of Trust by its Appointment of Successor Trustee, as recorded in the Recorder of Deed's Office of St. Charles County, Missouri on July 5, 2022, as Document 2022R-037107 did thereupon appoint Christopher W. Jensen as Trustee to act in lieu of and perform the duties and powers delegated to the aforenamed Trustee in and by the terms of said Deed of Trust; and NOW, THEREFORE, at the request of the legal holder of the note secured by the Deed of Trust, I, Christopher W. Jensen, acting as Successor Trustee in accordance with the terms of said Deed of Trust, and in the place and stead of the aforenamed Trustee appointed in and by said Deed of Trust, will sell the property hereinabove described at public vendue, to the highest bidder, FOR CASH, at the most Southwestern Front Door of the Courts Administration Building, 300 North Second Street, in the City of St. Charles, Missouri, on Wednesday, the 22nd day of May, 2024, between the hours of 9 a.m. and 5 p.m. for the purpose of satisfying said indebtedness and the costs of executing this trust.
