PUBLIC HEARING BEFORE THE CITY COUNCIL OF THE CITY OF WILDWOOD, MISSOURICaption: Latitude N38, TB Realty and Benton Homes, 11605 Studt Avenue, Suite 102, St. Louis, Missouri 63141 Case Numbers: P.Z. 8-23 and 8A-23 Applicant: TB Realty and Benton Homes Public Hearing Date: Monday, May 13, 2024 Hearing Time: 6:30 p.m. Hearing Location: City Hall Council Chambers, 16860 Main Street, Wildwood, Missouri 63040 Notice is hereby given that, at its meeting on January 8, 2024, pursuant to Sections 415.510(N)(1) and 415.530 of the Code of Ordinances of the City of Wildwood, Missouri (the "City Code"), the City of Wildwood, Missouri, (the "City Council") accepted an appeal by the petitioner (the "Applicant") regarding the Planning and Zoning Commission's recommendation of denial of the request for a change in zoning from the NU Non-Urban Residence District to the R-6A 4,000 square foot Residence District (Town Center "Neighborhood General District"), with a Planned Residential Development Overlay District (PRD), for a 6.9 acre tract of land that is located at the southeast corner of Eatherton Road and Crestview Drive (Locator Numbers: 23V210140, 23V210151, 23V210021, and 23V220022/Street Addresses: 2442, 2448, 2454 Eatherton Road and 16928 Crestview Drive). This requested change in zoning and associated overlay district applicable to the 6.9 acre tract of land, minus an approximately 12,500 square foot area, such being identified on the Preliminary Development Plan as an outlot of this residential project. In conjunction with these requests, the applicant also sought a change in zoning for that approximately 12,500 square foot area of property (Locator Number: 23V220022/Street Address: 16928 Crestview Drive), as identified on the Preliminary Development Plan, with such being an outlot of an associated residential project, which is currently designated the NU Non-Urban Residence District (Town Center "Neighborhood General District"), to the C-8 Planned Commercial District, with a Conditional Use Permit (CUP), thereby accommodating its use consistent with the Town Center Regulating Plan. Notice is hereby given that, pursuant to Sections 415.510(N)(1) and 415.530 of the City Code, the City Council will conduct a public hearing at its regular meeting on Monday, May 13, 2024, at 6:30 p.m. within the City Hall Council Chambers, 16860 Main Street, Wildwood, Missouri 63040, or remotely by joining the meeting at https://us02web.zoom.us/j/452669612, relative to the above-referenced Case Numbers. At the hearing, the Applicant and all other persons who appeared and spoke in favor, with questions, or against the application at the public hearing before the Planning Commission will be heard. In addition, any other person or persons who, in the discretion of the City Council, will be aggrieved by any decision or action with respect to these rezoning and overlay district requests may also be heard at the hearing.
