NOTICE OF PUBLIC HEARING before the CITY OF WILDWOOD CITY COUNCIL May 13, 2024 – 6:30 p.m. (Monday)The City Council of the City of Wildwood will conduct a public hearing on Monday, May 13, 2024, at approximately 6:30 p.m., which will be held at City Hall, within the Council Chambers, 16860 Main Street, Wildwood, Missouri 63040, for the purposes of obtaining testimony regarding request(s) for either the deliberations on appeals, the modification of zoning district designations, application of special procedures, change in the underlying regulations of the Zoning Ordinance, action on Record Plats, update on zoning matters, or amendment of the Master Plan, which will then be considered for action. This hearing is open to all interested parties to comment upon this request, whether in favor or opposition, or provide additional input for consideration. If you do not have comments regarding these requests, no action is required on your part. If you do want to offer input, written comments are encouraged and should be addressed to the City Council, City of Wildwood, 16860 Main Street, Wildwood, Missouri 63040 or can be submitted via the City's website at http://www.cityofwildwood.com/comment. Residents and interested parties can participate as part of this public hearing in person, at City Hall, within the Council Chambers (16860 Main Street), or remotely by joining the meeting at https://us02web.zoom.us/j/452669612. The meeting can also be viewed on the City's YouTube Channel at www.cityofwildwood.com/YouTube. Instructions on how to identify yourself for participation in the public hearing will be provided at the start of the proceeding. The following requests will be considered at this time: P.Z. 26-23 Fischer and Frichtel Custom Homes, L.L.C., c/o Chris DeGuentz, 695 Trade Center Boulevard, Suite 200, Chesterfield, Missouri 63005 - A request for the modification of the Town Center Regulating Plan for a tract of land that is currently designated by it as "Workplace District" to the "Neighborhood General District" to accommodate its use for up to thirty-four (34), single-family detached dwellings on individual lots, with associated street and pedestrian networks, required public spaces, and stormwater management facilities, all in association with an 8.34 acre tract of land that is located at the northeast corner of State Routes 100 and 109 (St. Louis County Locator Numbers: 23V140245, 23V140218, 23V140162, and 23V140227/Street Addresses: 17100, 17130, and 17150 Taylor Road and 2346 State Route 109); Amended C-8 Planned Commercial District and NU Non-Urban Residence District. (Ward Five) and P.Z. 27 and 28-23 Fischer and Frichtel Custom Homes, L.L.C., c/o Chris DeGuentz, 695 Trade Center Boulevard, Suite 200, Chesterfield, Missouri 63005 - A request for a change in zoning for a total of four (4) properties, which are currently designated either Amended C-8 Planned Commercial District (Street Addresses: 17100 and 17130 Taylor Road and 2346 State Route 109/St. Louis County Locator Numbers: 23V140245, 23V140218, and 23V140227), and/or NU Non-Urban Residence District (Street Address: 17150 Taylor Road/St. Louis County Locator Number: 23V140162), to the R-4 7,500 square foot Residence District, with a Planned Residential Development Overlay District (PRD), such being in association with an overall tract of land that is 8.34 acres in size, and located at the northeast corner of State Routes 100 and 109, west side of Taylor Road (formerly Eatherton Road).
