City of Wentzville April 30, 2024 Planning and Zoning Commission Meeting Notice of Public Hearing(s)Notice is hereby given that the Planning and Zoning Commission of the City of Wentzville, Missouri, will conduct its April 30, 2024 meeting in person inside the Board Chambers at City Hall. It is anticipated that the Planning Commission and City staff will attend this meeting in person, but they may attend by phone or video conference under a policy established by the Commission. The public is invited to provide comments on any Public Hearing topic on the agenda in the methods listed below. Public comments are recommended to be submitted by noon on the day prior to a meeting date. Any comments received after the deadline will either be added to the Board of Aldermen packet or emailed to the Planning and Zoning Commission or Board of Aldermen depending upon when the comments are received. · Attend the meeting in person in the Board Chambers at City Hall; · If you received a letter from the City about an application and would like to offer written comments, please utilize the form provided and mail it to: Jeff Hackman, Planning Division, 1001 Schroeder Creek Blvd., Wentzville, MO 63385 by noon on April 29, 2024; · Drop off the above-referenced form or your comment letter to City Hall's Community Development Staff or place your form in the City's Utility Payment DropBox in the circular drive in front of City Hall at 1001 Schroeder Creek Blvd. (include the application number on the letter), by noon on April 29, 2024, to the attention of Planning Division; · Complete the online comment form at: www.wentzvillemo.gov/publiccomments. Public Hearing(s): 24-33-PZ - QuikTrip Corporation, applicants on behalf of property owners, Tim Kothe, Mark Kothe, Kenneth O. Kothe, Trustee of the Kenneth O. Kothe Revocable Living Trust dated January 29, 1999, John C. and Patricia A. Kothe (both deceased), JoAnn and Edward P. Bardet (both deceased) and Missouri Department of Transportation, are requesting Rezoning of 7.32 acres, more or less, from "A" Agricultural to "C-2" General Commercial Zoning Districts for QuikTrip Store #653. The site is located on the northeast corner of Hwy Z and Interstate Drive. 24-37-PZ - Chipotle Mexican Grill, applicant on behalf of property owners, R.L.P. Development Company, Inc., are requesting Conditional Use Permit approval for a restaurant with drive-thru and liquor-by-the-drink for Chipotle. The site is located on the east side of Wentzville Parkway, approximately 700 feet north of West Pearce Boulevard with an address of 1944 Wentzville Pkwy. 24-38-PZ - Arturo Marez, applicant on behalf of property owner, Michael Mainieri, is requesting Conditional Use Permit approval for a restaurant with liquor-by-the-drink for Sunrise Ranch. The site is located on the south side of Main Plaza Drive, approximately 300 feet west of Wall Street with an address of 909 Main Plaza Dr. 24-39-PZ - Beau Reinberg, applicant on behalf of property owners, Best Box Wentzville MO West Pearce, LLC, are requesting Conditional Use Permit approval to amend an existing CUP for exterior signage modification for Best Box Storage. The site is located on the north side of West Pearce Boulevard, approximately 600 feet east of Lang Tree Drive with an address of 2065 W. Pearce Blvd. (Signage Amendment Only.) The public hearing dates are Tues, April 30, 2024, at 6:00 p.m. before the Planning and Zoning Commission and again on Wed., May 8, 2024, at 6:00 p.m. before the Board of Aldermen inside the Board Chambers at City Hall. The City of Wentzville invites all interested parties the opportunity to give written and/or oral comments on public matters. The application(s) and documentation concerning the above request(s) are available for review during regular business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday.
