CITY OF WENTZVILLE BOARD OF ADJUSTMENT MAY 9, 2019 NOTICE OF PUBLIC HEARING Variance Application 19-03-BA - 500 Hickory Post Dr. A public hearing will be held on Variance Application 19-03-BA, made by Robert and Brittany Mueller, applicant and property owner, is requesting a deviation from Article III Supplementary District Regulations - Section 405.490.B.2.a Fence Requirements - General Fence Requirements By Zoning Classification - Residential Areas. Request to allow a six foot wood fence between the building line and the public roadway within the "R-1E" Zoning District in lieu of placing the fence behind the building line as required by Wentzville's Adopted Code. The proposed fence will be approximately 10 feet from the front property line along Split Rail Drive in lieu of the 25 feet required by City's Code. The site is located on the southwest corner of the intersection of Hickory Post Drive and Split Rail Drive, with an address of 500 Hickory Post Dr. Variance Application 19-04-BA - 241 Victoria Park Ave. A public hearing will be held on Variance Application 19-04-BA, made by Christopher and Andrea Lutz applicant and property owner, is requesting a deviation from Article II District Regulations - Section 405.170.d.5 "R-1A" through "R-1E" Single Family Residential Districts - Regulations and Performance Standards - Maximum Lot Coverage. The request is to allow lot coverage of 38.28% in lieu of the 35% maximum lot coverage permitted by Wentzville's Adopted Code. This request is intended to accommodate a planned 460 square foot deck and stair addition to the rear of the existing home. The site is located on the south side of Victoria Park Avenue approximately 530 feet east of Hyde Park Avenue, with an address of 241 Victoria Park Ave. The meeting date is Thursday, May 9, 2019 at 6 p.m. at Wentzville City Hall in the Board Chambers, 1001 Schroeder Creek Blvd., Wentzville, MO 63385. The City of Wentzville invites all interested parties the opportunity to give written and/or oral comments on public matters. The applications, submitted plans and documentation as received from the applicants concerning the above Variance Application requests are available for review at the Community Development Department, 1001 Schroeder Creek Blvd., during regular business hours of 8 a.m. to 5 p.m., Monday through Friday.
